Your monthly rent covers the suite itself, high-speed 1 GBPS internet, water bill, and building maintenance — including snow removal and upkeep of all common areas.

Water and high-speed internet are included in the rent. Tenants are responsible for the hydro (electricity) bill.

You can apply by filling out our online inquiry form or by emailing us at info@bridgwatersuites.ca. All applications are reviewed with a credit check, proof of income, and references. We'll follow up promptly after receiving your submission.

Yes — outdoor parking spots are available for a monthly fee, and include plug-in access for cold Winnipeg winters. Parking is assigned on a first-come, first-served basis. Please let us know during your application if you require a space.

Bridgwater Suites is a smoke-free community. Smoking is not permitted anywhere on the property, including suites, balconies, and common areas.

Our standard lease term is one year. At the end of your lease, you'll have the option to renew. Shorter terms are not currently offered. Please contact us for details on any current promotions.

Rent is due on the first of each month. We accept payments via pre-authorized debit. Full payment details will be confirmed once your lease is finalized.

You can request repairs using the form on our Contact Page or by reaching out to our property management directly. We do our best to respond quickly, and emergency issues are always prioritized.

Move-in dates vary depending on availability. Once your application is approved and all paperwork is complete, we'll work with you to schedule the earliest available move-in date that suits your needs.

Yes — all residents are required to maintain personal contents and liability insurance for the duration of their lease. It's a simple way to protect yourself and your belongings in the event of damage or unforeseen circumstances.

Yes — a refundable security deposit equivalent to half of one month's rent is required at the time of lease signing. This deposit is held for the duration of your tenancy and returned in accordance with Manitoba's Residential Tenancies Act. If a tenant is offered a promotional rental rate, the security deposit will be calculated based on the regular (full) rent, not the promotional rate.

Any alterations to the suite — including painting or installing fixtures — must be approved in writing by management prior to starting work.

Subletting is not permitted at Bridgwater Suites. However, if you need to vacate before your lease ends, you may apply to assign your lease to a new approved tenant. All assignments are subject to management approval and a one-time $75 administration fee.
